Development of an Agri-Tourism Precinct including feasibility and design
We were appointed through a competitive tender to lead the vision and masterplan for an ambitious agri-tourism precinct in Caboolture. The brief: to craft a strategy that balances environmental sensitivity, economic viability, and planning alignment—while establishing a world-class agri-tourism destination.
At the heart of the vision is a Bio-Dome, a first-of-its-kind educational and farming feature in Australia, anchoring the precinct’s identity and offering interactive learning experiences within a climate-resilient structure.
We began with a comprehensive feasibility study, analysing local planning frameworks, environmental overlays, development approvals, tourism demand, and market viability. Our final masterplan aligned with regional infrastructure projects and flood restoration efforts already underway
A Staged Masterplan
The masterplan was structured to support phased delivery and unlock public and private investment, with each stage adding new value:

Phase 1: Low-impact eco-accommodation including cabins and caravan sites.

Phase 2: Attractions and retail hub with a light-and-sound arena, vertical farms and farm-to-table dining.

Phase 3: Boutique hotel and smart agriculture centre with advanced vertical farming systems.
Circular design principles shaped both the built form and programming, from modular, prefabricated structures to immersive educational features like a science dome and glasshouse, promoting awareness of climate resilience and regenerative farming
The strategy was backed by local and global insights, including site visits to leading CEA facilities in Singapore and the U.S., and consultation with agronomy experts.
Agri-Tourism Innovation Precinct
Though still in early stages, 1point5 envisioned Green@Caboolture as a first-of-its-kind precinct where agriculture, education, and tourism converge. The intent was to:
